Situated next to Spinningfields, New Bailey is a £650m mixed use development in an area of significant regeneration that aims to create a ‘gateway’ between Salford and Manchester. Delivered in association with the English Cities Fund (ECF) - a joint venture between Muse Developments, Legal & General and Homes England, it creates a business hub with Grade A office space, residential buildings, car parking, restaurants, bars and public realm. C1 is Morgan Sindall’s fourth and most recent project awarded to date under the masterplan.
The tallest building on the New Bailey development, plot C1 provides 221 high specification apartments - 86 one bedroom and 125 two bedrooms - all available for private sale. The development also features a full management and concierge service, a private gym and wellness studio, shared workspace areas, secured cycle storage, a communal lounging area that looks on to the River Irwell, an exclusive rooftop garden terrace on the podium, and an attractive public realm space to tie the project into the wider masterplan.
The project comprises a 23 storey RC concrete frame tower block and 6 storey podium level.
The construction utilises a reinforced concrete frame with post-tension concrete floor slabs. The core was constructed using slip form core construction, with the building founded on CFA piles. Off-site modern methods of construction have been integral to the project, with the installation of 297 bathroom and en-suite modular pods. Due it its location close to a live railway, Network Rail are required to sign off method statements including independent checks of the tower crane and mast climbers. There is also a 24/7 Network Rail access route to keep clear.
The project has achieved excellent SHE standards. The project is delivering an outstanding Environmental and sustainability focus and has achieved an incident free delivery, despite challenges such as:
The award is made to Rob Hamilton given the many complementary comments and feedback made of the high standards at Norwich Museum from both internal and external customers. As our BU safety lead then this could be an easy option, but the recent ROSPA award and the fact they are effectively creating a new award category due to our consistent achievement in this area speaks for itself. Graham is dedicated in ensuring our business receives the ROSPA status each year - this year we have reached 25 consecutive years which is a milestone that should be celebrated and is as a direct result of Grahams efforts. Graham has consistently driven this, and he is a shining example and is a role model for our young people in the prioritisation of safety in our business. Graham has integrated Paul and Brian into the team and is a key enabler in maintaining business as usual activities and in preparing audits with BSI.
Kieran is constantly looking to drive innovation in Health and Safety and has introduced several new initiatives including the Safe Start Campaign.
