Modular provides a green option
It is the green angle which is probably the most exciting outcome in this story. Whilst not a contractual requirement, the whole team worked together to achieve Net Zero Carbon in operation – the first of its kind in Essex.
This has been achieved through the modules' sustainable design, and the implementation of renewable technologies such as solar panels and air source heat pumps on the buildings. All three buildings A Rated and will achieve a BREEAM Very Good rating.
It’s clear that modular doesn’t just offer an option, it also offers outcomes that, in the right circumstances, can surpass other forms of construction.
Challenges will still remain around how architects engage schools that are getting a standardised design, and how payment and risk elements are apportioned to contractors, but it’s clear
the benefits far outweigh the challenges as modular products continue to progress at pace.
