Modular provides a green option

Achieving net zero carbonIt is the green angle which is probably the most exciting outcome in this story. Whilst not a contractual requirement, the whole team worked together to achieve Net Zero Carbon in operation – the first of its kind in Essex.This has been achieved through the modules' sustainable design, and the implementation of renewable technologies such as solar panels and air source heat pumps on the buildings. All three buildings A Rated and will achieve a BREEAM Very Good rating.

The more in-tune organisations are looking to grasp these opportunities. Essex are definitely leading in embracing change and challenging the boundaries. There has been a lot of people involved in working towards better, faster and greener on this project and it shouldn’t be forgotten that it is the true partnership that has unlocked the outcomes for the schools here. Collaboration is always at the heart of what we do, but here it has become even more important.

Sustainability will be a main driver going forward especially the need for net zero through the build and in operation. We didn’t need any additional budget to achieve these outcomes. They are above DfE specification, deliver upon net zero needs and also BATOD specifications, which are higher specification acoustics and lighting. It’s a great outcome delivered in a very short timescale – to think we saw the school leader in the factory in April, and in August his school is open for business is incredible.

It’s clear that modular doesn’t just offer an option, it also offers outcomes that, in the right circumstances, can surpass other forms of construction.Challenges will still remain around how architects engage schools that are getting a standardised design, and how payment and risk elements are apportioned to contractors, but it’s clearthe benefits far outweigh the challenges as modular products continue to progress at pace.
