A mixed use development including two hotels, grade A office space, public realm and highways work.
The scheme includes a 10-storey, 154-room Novotel and 94-suite Aparthotel Adagio – were designed with modular bathrooms that were constructed off-site in Hull and transported to site to programme.
This was the first time that Novotel in the UK had used bathroom pods in new builds, engaging with the end user team at each stage to ensure a high standard was met. The use of off-site production meant that 11 weeks were saved on the programme.
The project also including the construction of a new commercial block and super-crossing over the main Leicester ring road.
The ambitious scheme has helped to transform a long-neglected part of Leicester and, by incorporating major highway and public realm improvements, has created an attractive new gateway between the city centre and the Waterside regeneration area.

Construction of a ten-storey, mixed use development with a breast screening clinic in basement, commercial spaces on ground to second and residential units from the third to seventh floors.
The project for Middlesex Annexe LLP, a subsidiary of the University College London Hospitals NHS Foundation Trust Charity, is part of The Bedford Passage Development, which falls within the Charlotte Street Conservation Area, and is part of the Fitzrovia Area Action Plan.
The scheme will see 40 per cent of the existing buildings retained, including the imposing Grade II listed workhouse. While new public space and communal gardens, designed to reveal and enhance the historic character of the listed building, will be created within the heart of Fitzrovia.
The ten storey building will house 34 residential units, 70% of which will be affordable and for key workers.

Operational Command Centre, Speke | £45.5mMerseyside Police (North West Construction Hub)
A new head quarters for Merseyside Police’s Matrix Serious and Organised Crime (MSOC) Unit. Housing more than 1,200 staff, the facility is economically efficient and meets the needs of a modern police force.
Co-locating all MSOC staff at the centre was an integral part of the Commissioner’s 10-year strategy to transform and modernise Merseyside Police’s station and facilities, while working to reduce the annual running costs of the Force’s buildings.
Based within an 11.4 acre high security site, the main three storey office building features a high quality insitu concrete frame structure with curtain wall façade. Other buildings on the estate include a single storey admin building, dog kennels and a gatehouse.
Morgan Sindall delivered this project in exactly the way that they said they would during their tender interview. Not only have they delivered ahead of programme, they have also delivered to budget and provided finishes that are of high quality.

Birkenhead Office Development | £40mWirral Growth Company
Two new build, five storey office blocks in Birkenhead with low carbon and waste objectives. Delivered as part of the Birkenhead 2040 framework, the project is part of a masterplan to regenerate and transform the town.
The project marks a significant milestone in the transformation of Birkenhead, being the second Grade-A development in the area since 2014. Wirral Council will occupy one building, whilst the other is to be leased to private tenants.
The project has been forward funded by institutional investor Canada Life Asset Management, and led by developer Wirral Growth Company - a 50:50 joint venture partnership between Wirral Council and Muse Developments.
High-quality office space in the centre of Birkenhead will play a key role in changing the way that people use the town, which will benefit existing businesses and lead to new commercial opportunities.

The Spine is the new northern home of the Royal College of Physicians. One of the healthiest workspaces for mental and physical wellbeing in the world, Grade A office building is designed to Platinum Well Standard.
Cementing the city region as an international destination for science and knowledge, The Spine is the flagship project at Paddington Village - Liverpool City Council’s mixed use development which provides science, technology, education and health space.
Morgan Sindall delivered the shell & core of the 14-storey, 160,000 sq ft commercial building and provided CAT B fit out to level 6. The Spine’s anchor tenant, the Royal College of Physicians, occupy the top 7 floors which have been designed specifically to their requirements.
The Spine is a stunning building and very much reflects the 21st century. Its unique design and distinctive look also symbolises the ambitions we have for Paddington Village – to create an innovation district to rival any in the UK and Europe.

The regional head office for healthcare brand BUPA is one of the largest single-occupancy commercial buildings in Manchester. It provides Grade A office space for 2,000 staff, and prioritises wellbeing through its design.
The scheme facilitated the relocation of 2,000 staff from three buildings into a single, large open-plan workplace occupying a prominent waterside location adjacent MediaCityUK. The new development provides a dynamic workplace for staff, centred on promoting flexible and collaborative working and enhancing business productivity. The building was designed to maximise wellbeing of its occupants and incorporates the principles of biophilia, forging connections between people and nature creating a calm and healthy office environment.

Unity Campus Phase 2 | £35.4mSawston, Cambridgeshire
After successfully completing phase 1 for the Howard Group, the team secured phase 2 of this life science campus in the heart of the Cambridgeshire countryside.
This phase involved the design and construction of buildings A1, A2 and B as well as an extension to the multi story car park, which was constructed in phase 1.
The three storey multi-tenants office and laboratory buildings completed in December 2023 as part of a phased handover of the buildings. The project has had low carbon construction at the heart of it, with the team using CarboniCa, the Morgan Sindall intelligent carbon calculator to save over 1000 tonnes of carbon by enabling the client to model design choices in real time.
The project went remarkably well with a very good site management team. I've been around the block several times and it is rare to have a job that went as smoothly as this.

Refurbishment of a Grade II listed building, new façade and vertical extension at the heart of Birmingham for IM Properties.
The building now has 160,000 sq ft of grade A office space over six floors. Situated on the corner of Church Street and Colmore Row, it has Grade II-listed Victorian terrace façade which overlooks Birmingham Cathedral. The historic, listed 19th century banking hall formed a central part of the redevelopment and was fully restored and reconfigured as a reception area.
Given the location of the project, logistics was a key factor - careful liaison with the authorities enabled tower crane erection, deliveries, road closures and a specially designed pit-lane delivery system to keep roads accessible for as much of the project as possible.
Delivering complex projects isn’t just about the quality, cost and time elements, it’s also about the experience. The support we got from the team was exceptional. They knew their subject matter really well, but they also really cared about what they were delivering.

Working for the Howard Group, the team delivered a complete refurbishment and upgrade of a former unit to create a new life science building.
Ahead of the CAT A shell and core project, the team took the existing unit back to its structural frame, from which they then created the new commercial unit.
In addition, they created a new multi-storey car park, along with £5 million worth of infrastructure works, which helps open the rest of the site for future development.
This first building provides 63,000 sq ft of flexible, modern business space, ideally places for tech and R&D firms seeking accommodation within the South Cambridge cluster.

The Launchpad | £9.4mSouthend on Sea, Essex
The construction of a new office hub as a home for innovation as part of the wider Airport Business Park development.
Named ‘The Launchpad’, the new development is a hub of activity, providing start-ups and SMEs in the area with offices, workshops, research facilities and break out spaces within an environment that supports collaboration and champions innovation.
The three storey, 3,254 square metre building has been designed by architects BDP and also features a café and seminar space. The Launchpad is being delivered for Southend-on-Sea Borough Council and is being funded by the South East Local Enterprise Partnership (SELEP) Local Growth Fund.
Regeneration schemes such as the Airport Business Park and The Launchpad development are vital to driving opportunity, prosperity and the economic recovery of both Southend-on-Sea and the wider region.

Vantage Point Remedial Works | £9mLothbury Investments, Spinningfields, Manchester
Complex facade works to replace the curtain walling and windows of an occupied nine storey city centre office building. The project also involved minor internal refurbishment works and upgrades to an adjacent building.
The 50,000 sq ft office building was constructed in 2010 and is multi let to a variety of quality tenants over 10 floors. Due to defects in the original build, the facade experienced issues with water ingress requiring a full replacement of all curtain walling and windows.
Located in a bustly area of Manchester City Centre, challenges included the actual site footprint, traffic management, existing tenants in occupation and surrounding local businesses. Works were carried out in a sensitive manner to ensure minimal disruption.
Regular use of early warnings and risk reduction meetings allowed decisions to be made effectively. Any changes were valued and agreed as works progressed, using a rolling final account, delivering honesty and transparency.
Botanic House | £8.8mCambridge
Delivered for Pace Investments, Botanic House is an exciting 52,000sqft seven storey office development at the heart of Cambridge.
The building is constructed from a concrete frame and features full height glazing on the north elevation and precast concrete panelling with inset brick panels and glazing on the south elevation. Morgan Sindallalso created a new public space area in front of the new development. Working with the client and consultants, our design team upgraded the BREEAM rating from ‘Very Good’ to ‘Excellent’. We enhanced detailing to ensure compliance with the planners, re-designed the stairs to boost safety and reduce costs, used an alternative piling solution and re-designed the roof to achieve an A+ BREEAM rating.

A ground breaking energy positive building - the first of its kind in Wales - providing office and laboratory space.
Delivered under the South West Wales Regional Contractors Framework (SWWRCF) for Neath Port Talbot County Borough Council, it is a project like no other in Wales, surpassing net zero to provide a conceptual practice of 'building as a power station' - the first commercial facility in Wales that is energy positive in operation. It is an all electric building with no fossil fuels
The vital step of integrated passive design allows for the building to eliminate fossil fuel usage and enable green energy sources to be utilised efficiently. The incorporation of photovoltaic panels into the façade provides a significant clean source of energy into a very compact design.
The original brief was always for it to be energy positive, but we’d never done this before. However, it was well driven by the main contractor and the design team. It’s now the driver for generating net zero commitments for all of our projects.

Design and construction of a new Net Zero Carbon life science building for Exeter Science Park.
Designed with the vision of stimulating economic growth, the project acts as a springboard to drive the economy forward by creating over 100 new jobs and allowing Science, Technology, Engineering and Mathematics (STEM) based businesses to thrive.
The 14,000 sq ft facility has three floors including bespoke laboratories and office accommodation. It is an EPC A rated building, which is also Net Zero Carbon, exceed air tightness standards through a fabric first approach to its materials. In addition it has an array of solar panels on the roof, helping generate electricity to run the building services.
This project has been turned around in a very very rapid timescale. We’ve had an excellent degree of collaboration, a totally new way of working, taking design from RIBA 2. This has been an extraordinary performance.

Situated next to the Etihad stadium, the project involves a fast track refurbishment of existing offices owned by Manchester City Council and leased to the Rugby Football League Association (RFLA).
House of Sport is part of Manchester City Council’s investment to attract future sporting bodies and strengthen its ‘sporting campus’ vision for this area of East Manchester within walking distance of the Etihad Stadium.
The project involves the design, refurbishment and construction within a live building tenanted by MCR Active. It involves a CAT A and CAT B fit out of an existing office to provide modern facilities for the RFLA, undertaken under a fast track programme.

We were appointed via the Pagabo Medium Works Framework to build a new branch of Jewson in Chesterfield to replace the building merchant’s former home in the town, which was removed as part of the HS2 Station Master Plan.
The new branch is a one-stop shop for tradespeople and comprises a warehouse for building materials, a customer sales area and storage facility.
Working with our supply chain, we were able to make massive carbon savings by keeping excavated material onsite for re-use. The project had massive civils works required, including a number of deep excavations and retaining walls. The team kept most of their excavated material onsite and re-used it for landscaping and levelling the site.
Morgan Sindall have really embraced our local labour clause and worked hard to ensure they engage with the community and create extra value throughout the construction phase.

A modern glasshouse to support tree planting and growth and mitigate the impacts of climate change.
The redevelopment and modernisation represents the biggest, single infrastructure investment ever by FLS.
A two-stage design and build project, we worked collaboratively with all parties to develop a design which meets Forestry Land Scotland’s requirements.
Construction of a new 12,500m2 glasshouse for Forestry & Land Scotland’s (FLS). Almost as big as two football pitches, the new building will be capable of producing up to 19 million trees a year for planting out into the forests of the future; A significant increase from the 7 million trees they currently produce.
This modernisation will allow us to continue developing new techniques for growing, planting, and harvesting trees for forests now and in the future, to increase woodland cover and to help mitigate the impacts of climate change.

Reconstruction of a listed property to reinstate a corner retail outlet along with a residential development of modern flats in the upper floors consisting of a 1 bed and a 2 bed apartment on the first floor and a 1 bed and a 2 bed apartment on the second floor.
Construction works include the removal of a sandstone partition wall built against the adjacent building, parts of which date back to the Georgian period. The stones were removed manually one at a time with the consolidation of the remaining wall being undertaken in conjunction with the down taking.
This project has been very important to us, and the team has made the delivery experience thoroughly enjoyable, despite the challenges. It has been so reassuring to know that the team has shared our passion and been a safe and trusted pair of hands within the collective team.
