Manor Road Quarter Development | £107mCanning Town, London Borough of Newham
A 34-story mixed-use development that will bring new homes and commercial space to Canning Town. It will feature 355 apartments, 50% of which will be affordable homes and 8,000ft2 of commercial and retail space.
When complete, the Manor Road Quarter will become one of the tallest structures in the Canning Town area. A two-acre linear park is also to be created on the site with new walking and cycle routes to improve the community’s connectivity and promote active travel.
The sustainable nature of the design will reduce the building’s carbon output by 51%. Air source heat pumps will provide an ambient temperature supply to the apartments, avoiding the need for additional ventilation. Energy requirements will be minimised with photovoltaic cells generating renewable energy and efficient lighting with controls to ensure lights are not left on unnecessarily.
Manor Road Quarter will further help to reinvent the area in a bold and imaginative way, while at the same time attracting investment and creating much-needed affordable homes for the people of Newham."

Situated next to Spinningfields, New Bailey is a £650m mixed use development in an area of significant regeneration that aims to create a ‘gateway’ between Salford and Manchester.
Delivered in association with ECF - a joint venture between Muse Developments, Legal & General and Homes England, it creates a business hub with Grade A office space, residential buildings, car parking, restaurants, bars and public realm.
Since 2014, Morgan Sindall have delivered four projects under the masterplan; wo multi-storey car parks totalling £17m and two residential blocks totalling £80m. A further residential block is currently at pre-construction stage.
We have enjoyed an excellent working relationship with all of the project team, with a valued contribution from every member. A positive and collaborative ethos was apparent through all stages of the project, with an open and honest approach adopted throughout.

Lambeth Town Hall and Ivor House | £81mLondon Borough of Lambeth
Working with developers Muse, we refurbished the Grade II listed town hall in Brixton and built a new six-storey, energy efficient civic centre. The locally listed, Art Deco Ivor House has been given a new lease of life, bringing 26 stunning apartments and extensive basement and ground floor retail space to the heart of SW2.
This dramatic regeneration project has consolidated the council's buildings from 14 to two, saving taxpayers £4.5 million a year.
The project was a masterclass in logistics planning. Our three buildings - which took up the entire footprint of the triangular site - surrounded renowned music venue Electric Brixton. Remaining fully functional throughout the work, we managed forty tonnes of structural steel, 3,500 workers, and countless tour buses through our site entrance.
The feedback from the tours, visitors, the public, councillors, and staff coming into both buildings has been incredible. Bringing the Town Hall back to life has been very well received by everyone who knew it before.

Also known as the Civic Centre Opportunities Site, this £40m, mixed-use development will create approximately 100 mixed tenure flats along with commercial and retail facilities and a basement car park with over 100 spaces.
The existing five-storey police station, as well as a former NHS clinic, has been demolished to make way for the new development.
Of the new homes created, half will be one-bedroom units, 40% two-bedroom, and the balance will be three-bedroom. The scheme aims for approximately 40% affordable housing units.
Energy efficient and sustainable, the complex will feature air source pumps to absorb heat from the outside air as a renewable energy source to provide heating and warm water. There will also be green and brown roofs as well as a green wall, electric vehicle charging points and thermally-efficient construction materials.
This is one of the most ambitious developments the Council has ever undertaken and it is very exciting that we are able to fulfil our vision of transforming a rundown area of the city centre."

Old Library Site | £51mSlough
The construction of two new Marriott Hotel brands (Moxy and Residences Inn) at the heart of Slough.
Located on the site of the former library, the scheme was driven by the lack of quality, modern, short and long stay hotels within Slough; there was a need for a centrally located high brand hotel that could offer a mix of short and long term accommodation as well as address the requirement for new build residential accommodation to improve the city centre.
The project developed into the construction of two new Marriott hotels, as well as 64 apartments and 4,000sqft of restaurant and retail space along with off site parking, right at the heart of Slough town centre. The project is being delivered under the Slough Urban Renewal (SUR).
Several months ahead (!) of schedule, I was extremely proud to accept the practical completion. We couldn’t be more proud of the partnership that has delivered this high quality project. Whilst it is cheesy, teamwork does really make the dream work.

A mixed use development including two hotels, grade A office space, public realm and highways work.
The scheme includes a 10-storey, 154-room Novotel and 94-suite Aparthotel Adagio – were designed with modular bathrooms that were constructed off-site in Hull and transported to site to programme.
This was the first time that Novotel in the UK had used bathroom pods in new builds, engaging with the end user team at each stage to ensure a high standard was met. The use of off-site production meant that 11 weeks were saved on the programme.
The project also including the construction of a new commercial block and super-crossing over the main Leicester ring road.
The ambitious scheme has helped to transform a long-neglected part of Leicester and, by incorporating major highway and public realm improvements, has created an attractive new gateway between the city centre and the Waterside regeneration area.

Construction of a ten-storey, mixed use development with a breast screening clinic in basement, commercial spaces on ground to second and residential units from the third to seventh floors.
The project for Middlesex Annexe LLP, a subsidiary of the University College London Hospitals NHS Foundation Trust Charity, is part of The Bedford Passage Development, which falls within the Charlotte Street Conservation Area, and is part of the Fitzrovia Area Action Plan.
The scheme will see 40 per cent of the existing buildings retained, including the imposing Grade II listed workhouse. While new public space and communal gardens, designed to reveal and enhance the historic character of the listed building, will be created within the heart of Fitzrovia.
The ten storey building will house 34 residential units, 70% of which will be affordable and for key workers.
The quality of the site set up really standsout and are looking forward to visiting the site when this is possible. The reporting process from the team has been exceptional”

Novella, New Bailey, Salford | £46m English Cities Fund
The tallest building on the New Bailey development, Plot C1 (Novella) comprises a 23 storey RC frame tower block and six storey podium offering a total of 211 apartments, shared workspace, communal gym and roof top garden.
Novella provides 221 high specification apartments - 86 one bedroom and 125 two bedrooms - all available for private sale. Off-site modern methods of construction have been integral to the project, with the installation of 297 bathroom and en-suite modular pods.
The development also features a full management and concierge service, a private gym and wellness studio, a communal lounging area that looks on to the River Irwell, an exclusive rooftop garden terrace on the podium, and an attractive public realm.

Located in King’s Cross, London, 5-10 Brandon Road will be the newest high-spec office and laboratory building in the world-famous Knowledge Quarter.
The brand-new building will provide dedicated and flexible life science accommodation for the needs of London’s fast-growing innovation and R&D market. The new four-storey, high specification building will contain Cat A laboratory and Cat A office fit out, service yard, cycle parking, refuse and recycling facilities, associated landscaping, drainage and statutory services.
This new development will help ease the increasing demand for life science space for R&D organisations within London. It will help facilitate greater collaboration and growth between innovators, clinicians, researchers, investors and developers within life science clusters in London and nationally.
We are delighted to secure this important asset in London’s Knowledge Quarter. The local area has a rich industrial heritage, and we look forward to adding to this by bringing forward much needed advanced therapy manufacturing space and associated labs and offices."

Slate Yard Phase 3, New Bailey, Salford | £34.7m English Cities Fund
The 199 apartment, 21 storey tower at Plot A7 New Bailey, is the third and final phase of build to rent (BTR) apartments at the Slate Yard development. It provides high quality living accommodation close to Manchester city centre.
The 21-storey building features 199 apartments, including 98 one-bedroom, 81 two-bedroom and 20 three-bedroom homes. Communal facilities at ground floor level include a gym and exercise studio, a lounge and cycle store, as well as a private dining room with a fully-equipped kitchen which can be booked out for events. The construction utilises a reinforced concrete frame with post-tension concrete floor slabs. The core was constructed using slip form core construction, with the building founded on CFA piles.

Springwell Gardens is located just a 10-minute walk from Leeds train station.
The project comprises 16 storeys and 223 one, two and three-bedroom apartments. Springwell Gardens is funded by Leeds-based developer Citylife and will create a new relationship of building to skyline, increasing residential capacity in the city.
The progressive ‘inside-outside living experience’ encourages inclusive communities and aims to provide the best of city living for the people of Leeds. The new build includes private roof terraces with skyline views, private courtyards, Juliette balconies, to a high specification with a concierge, secure cycle store and secure parking spaces.
This sector is experiencing some of the most challenging and volatile conditions, but the team at Morgan Sindall are working tirelessly to make our vision and reality. We look forward to working with them and cementing the relationship for our future projects.

The development consists of 101 apartments over 7 floors, with a separate steel frame multi storey carpark, along with a community centre on the ground floor.
Hungate Block F forms part of a wider masterplan in the city. With a range of apartments, communal spaces and tenures on offer to residents, the Hungate development will provide 1000 new city centre homes. The accommodation comprises of RC frame, brick envelope and hot melt roof. The car park is of steel frame structure with metal deck cast in-situfloors.
The apartments have been built to Secure by Design Standard and Level 4 CfSh (Code for Sustainable Homes). They are stylish as well as practical. Each room has been thoughtfully designed to maximise space and create light filled interiors with a variety of complimentary external finishes.

The replacement of an underused surface car park with 113 one, two and three bedroom apartments.
This ten storey residential block, for the private rental market, was delivered as part of a long term partnership with the Bournemouth Development Company (BDC).
Constructed on a town centre site, it is part of the Town Centre Area Action Plan. Residential apartments are arranged over 10 storeys at its tallest, with levels diminishing to 6 storeys at the buildings western aspect. The concrete frame accommodation ranges from studio apartments to luxurious three-bed suites and was carefully constructed on a challenging steeply sloping site. In addition the team undertook extensive external works/planting to bed this scheme in.
Berry Court is indeed a great scheme. The project is a credit to all those that have been involved. The quality of the work and the professionalism of the various teams is exemplary.

A landmark two tower residential scheme in Ancoats, Manchester. The development comprises 106 one and two bedroom apartments, offering a mixture of shared ownership and private sale.
The project is led by urban waterfront regenerator, Waterside Places - a strategic joint venture between Muse Developments and Canal & River Trust, along with Latimer - the development arm of Clarion Housing Group. The scheme will create 106 one and two-bedroom apartments over two buildings at 11 and 16 storeys, with 54 homes available through shared ownership and the remaining 52 homes for private sale. It will also feature 3,035 sq ft of ground-floor retail space for Sainsbury’s along with landscaping, car parking and secure cycle storage facilities.

This is the second scheme in Leeds for Morgan Sindall working with the same same client team. The development is part of Leeds City Council’s £30 million housing programme to construct over 1000 new homes by 2028.
This scheme is designed to maximise the independence of people requiring on-going care and support, such as those with health conditions and older people.
The Sycamores will comprise of 62 one and two-bed self-contained apartments with contemporary kitchen facilities, ensuite bathrooms and a private balcony or patio. The scheme will also include various communal areas and landscaped gardens alongside a community café and hair salon which will be available for use by residents.
This is the second project further underlines our commitment to working across Leeds to provide solutions for people in later life and in particular those in need of homes which offer access to caring facilities and personal care services under the same roof.

A new extra care facility funded by Places for People and delivered for Lovell Later Living in partnership with Hampshire County Council.
The project has created a community of 60 new homes available for affordable rent, bringing much-needed extra care accommodation for people aged 55 and over wit, onsite care services commissioned by Hampshire County Council.
The 72 week project implemented a host of sustainable elements including the use of liquid flow screed (which has a far lower CO2 impact than traditional concrete screed. The team also saved 324t CO2e porotherm blocks which are low weight, durable, and more thermally efficient than traditional alternatives.
Spinnaker View is the latest high-quality addition providing well-planned, well-designed community offers sustainable and safe homes for customers who wish to remain independent, while benefitting from care and support, when needed.”

Demolition of existing Bowls Pavilion and toilet facilities to create 42 residential flats for Brighton and Hove City Council.
Using innovative technology to improve the buildings carbon footprint, the project includes a light-weight steel frame superstructure, ground source heat pumps, and photovoltaics. The new homes will benefit from a landscaped communal garden plus living walls on six elevations of the blocks of flats which will be watered with recycled rainwater.
The scheme will also provide a new civic outdoor space with trees and seating for people using Portslade Town Hall.
Once completed, the new flats will be allocated to people in housing need who are registered on the council’s Home Move register.
The homes have been designed to go further than previous projects towards the council’s carbon neutral targets for 2030. As well as high sustainability standards, I am delighted that this innovative project provides a big boost of 42 additional affordable council homes ”

Oak Tree Gardens (MoSTA) | £5.1mSt Albans, Hertfordshire
Delivery of ten new high-specification homes for the Oak Tree Gardens Scheme, on the site of the former Museum of St Albans (MoSTA), in the heart of the city.
As the first residential scheme for the customer since 2012, the centre-piece of the development is the Victorian façade. The front and side façades were retained due to their location within St Albans' conservation area. In total, the existing façade runs for 62 metres around the site.
As part of the enabling works, existing buildings, including the old museum with retained façade, were demolished. The new build blocks use traditional strip foundations with a brickwork sub-structure then a beam and block ground floor. The 21m high blocks have a cross-gable vaulted roof design to replicate that of the original museum.
So many people, community and professionals came together to create something special. When it’s finished it will not just be brand new homes – it’s got that sense of homeliness about it already. I could visualise myself here.”
