Modular construction forms part of our Intelligent Solutions approach to projects.
An approach which identifies the customers challenge and tailors the construction solution to to solve that challenge.
Modular and offsite construction techniques are used to help meet overcome challenges such as site constraints and reduced timescales.
This approach has been deployed across every sector we work within - whether that be delivering a new primary school in just 37 weeks, or taking just 9 weeks to create a new hospital emergency department.
Modular helps our projects run groundworks concurrently with the construction of the main units offsite.
The units are often expandable, meaning facilities are ready fir future expansion, and many of the projects are installed in just a matter of days, taking a site from ground level to full erection in a fast track timescale.
Working with specialist suppliers, at the earliest possible stage, we can help create time and cost certainty through a modular approach.
Douay Martrys Catholic School | £11mIckenham, London Borough of Hillingdon
The refurbishment of Douay Martyrs Catholic School is based in Ickenham and consists of 4 phases including: modular extension, refurbishment and M&E upgrades.
Due to the lack of space around the site, the team worked with Premier Modular to place 36 temporary accommodation modules on top of the permanent modules, provided by EcoModular. The modular units are finished with a brick slip cladding system predominantly to match the existing brickwork.
Spaces included classrooms, two ICT suites, science labs, SEN spaces and a sixth form ‘hub’ with interlinked dining, study and social areas. A platform lift and external staircase were also built which link seamlessly with the permanent structure.
The Department of Education team look forward to working with the MSC Northern Homes Counties team on the next project and have absolutely no hesitation in recommending them."

Clacton, Colne & Sweyne Schools batch | £9.5mEssex
Delivered through the Essex County Council framework, three school projects were delivered in live school environments.
At Clacton Community School the team constructed a new modular class base and a traditionally built sports hall. The Sweyne Park School in Rayleigh also included a new modular class block on the existing campus and finally Colne School included a new modular class block. All three projects were delivered in a live environment using Modern Methods of Construction (MMC).
By using renewable technologies such as photovoltaic panels, as well as a fabric first approach to the buildings heating and ventilation systems, these projects were delivered to achieve Net Zero in operation.
Using the MMC approach on these three projects has enabled us to successfully deliver new teaching space for schools whilst at the same time helping us deliver on our ambitions to tackle climate change and work towards making Essex carbon neutral."

Ravensdale Infant and Nursery | £7.3mDerby
In October 2020, Ravensdale Infant and Nursery fell victim to an arson attack.
In order to respond rapidly to the 296 displaced pupils, Derby City Council procured Morgan Sindall Construction through the SCAPE framework to completely rebuild the school.
Working with Lungfish Architects, the team responded speedily to design and deliver the new school by the next June, whilst in the meantime installing a brand new temporary modular school to bring the pupils back to the site.
The school was constructed using modular construction techniques and now accommodates 330 pupils across ten spacious classrooms, with library, external play and a main sports hall.
It’s amazing to finally be home and all back together with our staff, children and families all under one roof. Our new school is a fabulous, modern school and we are really excited and ready to make new memories together here. It's a magical place to learn in and to reach their full potential.

Highfield Spencer Academy | £5.3mDerby
Highfields Spencer Academy involved the design and construction of a new primary school in just 40 weeks.
Designed by Lungfish Architects and using modular construction techniques, the school now serves a brand new housing community in Derbyshire and was delivered on time, in budget, through the COVID-19 pandemic, ensuring pupils were able to move in ready for the new school term.
In order to help the community and school feel a part of the build, drone tours were set up throughout the project so that stakeholders could keep in touch with the project remotely.
The team also held an event at the local job centre and as a result helped eight people secure employment.
Highfields is a magic place already, the building is beautiful. The education design is so well considered and the space lends itself to be such a positive space. It had a great team and they did everything possible to make sure I was involved. We're so proud of it here.

Hackwood Primary Academy | £5m Derby, Derbyshire
Funded through a Section 106 agreement, Hackwood Primary School provides a beautifully designed, colourful and spacious learning environment for local children.
It has also been designed for future growth, with innovative expandable units able to accommodate up to 315 pupils.
The project progressed from planning to handover in less than a year thanks to the efficiency afforded by innovative modular construction methods, and effective collaboration between all the stakeholders. To date, the project has been the most high-profile modular build delivered through the SCAPE framework. So much so, the Chartered Institute of Building (CIOB) held a seminar on modular construction at the site.
The team were great, very professional and always found solutions. It was definitely good collaborative working. I was dubious about the modular solution, but the finish is as good as any school I’ve ever been to.

James Paget Hospital ED and MRI | £3.6mGorleston, Norfolk
The construction of a brand new emergency department and MRI unit using modern methods of construction.
Working on the live hospital campus, the team installed new modular units to the hospital to create an enlarged emergency department and MRI unit at the hospital.
Thanks to the use of modular construction, the emergency department was delivered in just 14 weeks. This was imperative given the volume of patients at the hospital. Throughout the scheme the team had to work closely with the ambulance crews and existing emergency department to ensure blue light access 24/7. Direct communications to the project team was vital in ensuring business as usual for the hospital.
For us it's so important for a contractor to have a flexible approach. Right at the top of the list is the ability to understand how critical the patient outcomes and hospital operation is. Constant communication to build that level of trust is key.

St Richard's Hospital, Chichester | £3mUniversity Hospitals Sussex NHS Trust
An urgent requirement for a new Outpatients space to be ready in seven months, meant that modular construction was the best solution for St Richards Hospital, University Hospitals Sussex NHS.
Volumetric construction has saved around 12 weeks in time on site.
The building is part of a much wider restoration plan and once completed, existing departments will decant into this building so that other works around the hospital site can continue.
The Morgan Sindall team were instrumental in adding value and progressing the design at the pace needed to ensure the modular contractor delivered to the dates to ensure no impact to programme."
