Market Rasen Leisure Centre, Lincolnshire | £4.9mWest Lindsay District Council
Design and construction of a brand new leisure centre with four court sports hall, gym, café, changing facilities and a full size 3G pitch.
The 18,300 sq ft facility was designed closely with Everyone Active focusing on generous glazing for natural lighting as well as material palette that considers and compliments the natural surroundings.
During the build, almost £1.1 million of social value investment was delivered back into the local community through educational engagement, community projects and local employment. Since opening, the centre, which is the first of its kind locally, saw a 394% growth in users.
This is a fantastic facility. The place has that feel of a top quality, high-end finish. It’s been really popular and something the community simply hasn’t had before. We’ve had overwhelming support here because the community have wanted and the authority has really listened.

In 2020, Ravensdale Infant and Nursery School was the victim of a devastating arson attack that left its structure and contents in ruin. Overnight, 296 children found themselves without their school, just weeks after returning from lockdown.
A decision was made to temporarily place all of the pupils into a number of local schools – including three new schools recently built by Morgan Sindall. A Temporary Learning Village for the youngest children relieved further pressure on the local school network.
In order to allow the children to return as quickly as possible, a modular solution was provided by Lungfish Architects which helped the school reopen just 596 days after the fire. As well as finishing on time and within budget, the school also received a client satisfaction score of 10/10.
Potteries Museum, Stoke-on-Trent | £5.4mStoke-on-Trent City Council
The Potteries Museum and Art Gallery extension project was borne from a desire to celebrate the restoration of a MK XVI Spitfire.
Gifted to the city in 1972 to commemorate the birth place of RJ Mitchell (the Spitfire designer), the fully restored Spitfire now sits in a 3,800 square foot purpose built extension with specialist structural glazing.
In addition, the team also delivered a comprehensive extension of the 4,200 square foot café to create a fresh experience for visitors.
Working through the pandemic, and overcoming unmapped services challenges, the team delivered on time and in budget, whilst deliver £950k in social value to the local area.
Our heritage-led regeneration is creating a quality environment where visitors, residents and people working here can come and spend time in amazing spaces. It’s changing the landscape of Stoke-on-Trent for the better, providing a massive lift for the area.

Swansgate Car Park, Wellingborough | £5.3mBorough Council of Wellingborough
Delivered two weeks early, the complex overhaul of Swansgate car park has revitalised this structure for many years to come.
As well as adding more than 200 spaces to accommodate local shoppers, the team contributed £2.75 million in social value investment and volunteered 100 hours to community projects.
Repairs were carefully planned around 2,000 concrete failure points, with 28,500 sacrificial zinc anodes were installed along with the application of FerroGard corrosion inhibitor to mitigate future rebar corrosion and extend the life of the car park.
Not only now structurally sound, but with the benefit of new CCTV the car park provides a much safer and cleaner experience for users.
A much cleaner, safer and more attractive place to park. I'd like to put on record my admiration for the way this project has been managed from start to finish during what has been a difficult time for each and every one of us.

“The design for this landmark shared building will help us to achieve our vision of enabling our Police and Fire & Rescue services to work more closely together to deliver strong, joined up support to the frontline of both organisations.
Working in close partnership with our sister fit-out company, Overbury, a former office building was refurbished to accommodate Northamptonshire’s fire, rescue and police business service departments for the first time.
The two-storey building now accommodates 500 staff across all three organisations, including its IT, finance, estates, facilities and HR departments. Reflecting the diversity of each department’s working styles, the large open-plan ground floor consists of long bench tables, hot-desking areas, conference rooms and a communal refreshment point. Intimate working areas have been provided on the first floor though smaller meeting rooms and focus pods. Other services include a reception, wellbeing rooms, a gym, and casual break-out zones.
Millside Spencer Academy, East Leake | £13.1mNottingham County Council & Arc Partnership
Following the introduction of a new housing development in East Leake, the school will provide an exciting new learning environment for 315 primary and 26 nursery children.
Such was the urgency for school places in the area, a Temporary Learning Village was installed during the school’s construction. The two-storey school features 8 classrooms, a nursery, a library, a food-tech room, a hall and dance studio. Building Information Modelling (BIM) was utilised to provide greater design and programme certainty, ultimately helping the school complete on time. Keen to benefit the local area, 54% of the project spend was with businesses and workforces within 20-miles of the project. 99% of the spend was also with SMEs with c.£50,000 spent with Social Enterprises.
It has been an honour to work as part of such a supportive, collaborative team. To deliver this project on time and budget has been a really positive experience and it’s a pleasure to know the children of East Leake are already benefiting from this truly inspirational learning environment.

Adopting National Highways’ ‘hub and spoke’ model for the first time, Morgan Sindall upgraded four roadside depots to provide the same modern working environments than its city centre ‘hub’ offices.
Completed both on time and within budget, the £20.7m scheme saw the construction of new two-storey office buildings at Bescot and Doxey, plus the refurbishment of depots at Warndon and Strensham. A new service garage and modular salt barn was also added at Strensham. Numerous carbon-reducing technologies were utilised during construction, and also within the buildings. The site team were also keen for the local area to benefit from the works, with 96.7% of the project spend driven towards SMEs and 72% of the project budget spent locally.
Operating, maintaining, and improving our roads is carried out at our depots, control rooms and outstations, not in city centre offices. So it’s paramount that we give people working in those buildings a great place to work where they can plan and carry out their roles.

With the works scheduled during the 2022 and 2023 summer break, Morgan Sindall completely renovated two of the university’s student accommodation blocks.
In total, the bedrooms, kitchens and all associated communal areas were renovated and decorated. The works also involved the inclusion of passive fire protection and fire stops, as well as remedial works to more than 500 doors. Throughout both phases, the use of a local workforce and businesses was fundamental to its delivery, with 52.3% of labour sourced within 20 miles of the project and 89.6% of the project spend with locals SMEs. There was also a huge effort to engage and reinvest in the local area. This saw four Social Enterprise companies used during both phases, various food banks set up and a Harvest breakfast organised.

Sat at the heart of the Broad Marsh regeneration, Morgan Sindall worked closely with sister company Overbury to fit out Nottingham’s Central Library.
Taking inspiration from the city’s lace-making heritage, the works involved transforming three floors into creative and immersive storytelling zones for a range of ages. The library also features an events area, public cafe, art displays, a gaming area for teenagers, and a bookable 100-person meeting space. With a focus on building back into the city, a key focus was using businesses and a workforce local to the area. In total, 53% of labour was sourced within 20 miles, with 100% of project spend going to SME contractors. The project also achieved a Social Value return of 31%, ensuring more than £2.4m was reinvested into the local area.
Digital Innovation Hub - EC Stoner, Leeds | £2mUniversity of Leeds
Following the successful delivery of multiple projects for the university, Overbury was appointed to refurbish its media facility, which included the installation of a virtual reality suite.
Working closely with the client’s specialist technology contractor, the scope of works involved the demolition of existing blockwork walls and the construction of new dividing partitions. New openings were also formed while fire doors were replaced throughout. Additionally, the existing vent, heating, cooling and domestic service systems were replaced with new building services, which included the construction of a plant compound adjacent to the main entrance. Students now have access to state-of-the-art multimedia production studios, along with prototyping equipment and immersive technology.

This project was the first time we had used the SCAPE framework, so the journey to deliver it was one of discovery. After learning how to use the framework and how to work together we found there was a real spirit of collaboration and a shared goal in the delivery.

With the lease of TfL’s existing Lost Property Office in South Kensington set to expire, a former bus garage in West Ham was identified as the new and permanent location.
Working in partnership with sister fit out company, Overbury, new sorting areas with storage racking were installed, along with meeting rooms, break out spaces and an employee rest and welfare area that supported TfL’s ‘modern ways of working’. In addition, 13 inspection pits - previously used for the servicing and maintenance of buses - had to be safely infilled to create a level floor finish. Originally faced with a 26-week procurement period, TfL decided instead to accelerate the programme using the SCAPE framework. As a result, both the procurement and construction stages of the project took just 23 weeks with the project finishing on time and within budget.
Lambeth Town Hall and Ivor House | £81mLondon Borough of Lambeth
Working with developers Muse, we refurbished the Grade II listed town hall in Brixton and built a new six-storey, energy efficient civic centre.
The locally listed, Art Deco Ivor House has been given a new lease of life, bringing 26 stunning apartments and extensive basement and ground floor retail space to the heart of SW2. This dramatic regeneration project has consolidated the council's buildings from 14 to two, saving taxpayers £4.5 million a year.
The project was a masterclass in logistics planning. Our three buildings - which took up the entire footprint of the triangular site - surrounded renowned music venue Electric Brixton. Remaining fully functional throughout the work, we managed forty tonnes of structural steel, 3,500 workers, and countless tour buses through our site entrance.
The feedback from the tours, visitors, the public, councillors, and staff coming into both buildings has been incredible. Bringing the Town Hall back to life has been very well received by everyone who knew it before.

Over the last seven years, Morgan Sindall Construction has supported a programme of works across the Hospital estate.
This includes a £9 million scheme to refurbish and extend the central theatres vertically to create a brand new day case operating unit.
In addition, the team have delivered refurbishments across a number of theatres, X-Ray suites and ambulatory care departments, as well as a £2.7 million extension to the accident and emergency department using modular construction to complete the job in only 14 weeks.
Amongst many volunteer projects, the team dedicated a whole week to refurbishing a courtyard for patient rehabilitation.
I would absolutely recommend the team. Within the NHS there are various VFM exercises and I'd say we have the perfect balance of value for money and quality here, so I would certainly recommend Morgan Sindall to colleagues across the UK.

Barbara Hepworth Building, Huddersfield | £30mUniversity of Huddersfield
Named after local Wakefield-born sculptor, Barbara Hepworth, the new building has allowed the University of Huddersfield’s Art, Design and Architecture Schools to be housed in one creative and technologically advanced hub.
The bespoke facilities include The Phidas Lab, a digital exhibition space, the Materials Library, print and dye areas, postgraduate research space, and studios and workshops for textiles, photography, graphic design, product design and fashion, with CAD computer laboratories.
The project created £9.5 million of social value for the Huddersfield and wider Yorkshire community, whilst the building was designed to achieve BREEAM Excellent and an EPC rating of A. A design that was assisted by BIM and mixed reality technology.
The Barbara Hepworth Building was designed to encourage inter-disciplinary teaching and collaboration, in effect, this building is a learning tool for the students and a lot of the surfaces are exposed so students can see how it is built. They can be taught by the building.

The Spine, Paddington | £35mLiverpool City Council
One of the healthiest workspaces for mental and physical wellbeing in the world, The Spine represents Liverpool’s first Grade A office space offer in a decade and creates a new northern headquarters for the Royal College of Physicians.
The Spine is the flagship project within Liverpool City Council’s £1bn development, Paddington Village. It will provide 1.8m sqft of science, technology, education and health space within the city’s Knowledge Quarter, cementing Liverpool as an international destination for science and innovation. Morgan Sindall delivered the shell & core of the 14-storey, 160,000 sq ft commercial building and provided CAT B fit out to level 6. The Spine’s anchor tenant, the Royal College of Physicians, occupy the top 7 floors which have been designed specifically to their requirements.
The Spine is a stunning building and very much reflects the 21st century. Its unique design and distinctive look also symbolises the ambitions we have for Paddington Village – to create an innovation district to rival any in the UK and Europe.

HMS Cambria, Cardiff | £9.2mAssociated British Ports
Design and construction of a four storey steel framed building at the heart of a secure defence sector port area in Cardiff. This project is part of the Navy Command Future Reserves 20 programmes (FR20).
The state-of-the-art head office and training facility was delivered by Reserve Forces' and Cadets' Association (RFCA) for Wales, in partnership with port owner and operator Associated British Ports, South Wales (ABP South Wales).
It is a 3,755 sqft four-storey facility which includes living accommodation for up to 50 people, training and classroom suites, dining hall, armoury room and an external rope training area and parade square. The building features other amenities, such as social and fitness facilities and work space for up to 80 people.
We were delighted that ABP’s Port of Cardiff was chosen as the site for this future strategic facility and people can really see the positive impact that HMS Cambria will make in Cardiff Bay.

Arts University Bournemouth's new student halls development is creating a safe home-from-home for students. The BREEAM Very Good scheme provides accommodation for more than 300 students.
Delivered across three large student blocks, the scheme compliments the campuses aesthetic, featuring 8-bed clusters with communal kitchens, dining areas, and a landscaped courtyard with more than 100 trees planted to maintain a green and natural environment for students.
Additionally, circular economy principles have resulted in 94% of waste diverted from landfill, with nearly 90% of construction work routed through 45 small to medium sized enterprises in the local area to encourage and demonstrate the effectiveness of local suppliers and contractors.
We are very pleased with the project, from its inception to handover, and the Halls perfectly complement our existing Campus buildings in scale, function and sustainability.
